What Mt. Lebanon houses actually need

Slate and tile roofs are genuinely common here, not a rarity. Tile and slate were the most expensive roofing money could buy in western Pennsylvania in the early twentieth century, and a properly maintained slate roof lasts anywhere from 75 to 250 years. Patching one with asphalt or corrugated metal is the visual mistake you cannot undo.

• The National Register historic district listed in 2014 covers roughly 4,400 properties across 38 subdivisions. Contributing buildings sit inside the boundary and were built before 1945.
• The street-tree canopy in the oldest neighbourhoods is 90 to 120 years old. Mt. Lebanon maintains around 10,000 street trees and replaces removed ones as policy — beautiful, and hard on gutters.
• Pre-1945 houses were not built for modern gutter sizing or modern flashing details. Most of what we correct here was correct for 1928.

The housing stock

A streetcar suburb. The first subdivision was platted in 1901 and the Liberty Tubes opened in 1924; the population went from 2,258 in 1920 to 13,403 in 1930. Historic-district buildings date from 1874 to 1945.

Tudor Revival and Colonial Revival dominate, alongside Georgian, Renaissance Revival, Arts and Crafts, Spanish Mission and French Medieval, with Craftsman bungalows and Foursquares in large numbers.
