We walk the site, discuss what you want, and give you an honest budget range before anyone pays for drawings.

Design & permit
Plans drawn, zoning and setback confirmed, permit pulled with the municipality. Bethel Park, Mt. Lebanon and Peters Township each have their own process — we know them.

Excavation & footings
Our own machines dig and pour footings below frost line. Inspected before backfill.

Frame, roof, dry-in
Framed, sheathed, roofed and weather-tight as fast as possible so the existing house is never exposed.

Exterior & finish
Siding, trim, gutters, windows and doors matched to the existing home, then interior finish coordination through final inspection.
